I remember operating before I had a realtor license, and it sure was tough. You have to go through an agent to do most deals out there, even on foreclosures.

So you put your bid in, then you have to wait for the realtor to call you back, then you have to wait on them to get all the documents in order, and then wait to setup a closing.

And when you are waiting on two realtors, one for the seller and one for the buyer, it can really push things back. I quickly found out just how much was involved, and why a typical close takes at least 30 days on a house, if not 45 to 60 days.
