I decided to try buying investment property. I got very tricky with my first purchase. I bought a duplex that had one side empty and a long time tennant in the other side. At first I moved into the empty side and collected rent from my neighbor through a property management company. The rent didn’t quite cover my costs but it made my part like very cheap rent. When I bought my next duplex I moved in to one side and rented the other and rented the place I was previously in. The rent on the half I moved out brought the income from that property show a nice positive cash flow.
